Application Process

It can take up to 4-6 weeks to begin processing applications once both tenant and landlord portions are completed and submitted. Applications are reviewed in the order they are submitted. Once submitted, applications cannot be edited unless reopened by an administrator.

The status of the application can be checked at any time by logging into the Neighborly portal. The status will say, “under review” once an application is assigned a reviewer. It may say this for several weeks given the high volume of applications we are processing. If more information is needed from the tenant or landlord, an email will be sent. After the initial review is complete it will show, “approved pending payment.” A final review will happen before payment is mailed to the landlord. At this point, the status will say, “paid.”

Both tenant and landlord can submit applications at the same time. There is no need to wait for an invitation email.

Landlords can also see the status of tenant applications once the two are linked together by our staff.

What is Household Income Verification?

You have THREE options for reporting/entering your household income. The four options are outlined below and you can select one of the options and follow the instructions for that option. Household income is income earned by everyone within the household over the age of 18.

Option 1: Enter the "adjusted gross income" from your 2020 tax return filed with the IRS. The tax return must be signed and the first two pages must be uploaded.
Option 2: Medicaid, Women, Infants, and Children (WIC) benefits Supplemental Nutrition Assistance Program (SNAP), Food Distribution Program on Indian Reservations (FDPIR), Temporary Assistance for Needy Families (TANF), School Nutrition Programs (SNP), Subsidized housing (not including housing choice, project based, or Section 8 vouchers) that required income documentation as a condition of residency, Any household income-based state or federally funded assistance program for low-income persons or households, Any locally operated assistance program for low-income persons or households that requires household income verification and uses federal income limits. Any paperwork uploaded must show the name of the person receiving the benefit, the address of the person receiving the benefit, and must have been issued after January 1, 2020.
Option 3: Enter income information for every household member reporting income for each applicable type of income following the instructions below. Note: You will need to upload supporting documents for each type of income reported.

What does your application status mean?

  • Once logged into the system the following are application statuses you might see
    • Paid – check cut and sent
    • Pending Payment – waiting for check processing
    • Under Final Review – sent to supervisor to final compliance review
    • Pending Information (No Response) – have tried to connect 3 times
    • Pending Tenant/Landlord Information – reviewer has emailed/called asking for info
    • Application Under Review – assigned to someone
    • Application Submitted – submitted not yet in review
    • Application in Process – you have not yet submitted
    • Migration Application in Process – application previously in TRC system
    • Migration Previously Paid – application that was paid via TRC previously
